36 Riverwood has been a wonderful second home for my family for the last 15 years. We have spent many holidays, summers and winter breaks enjoying all of the many things that it has to offer. The abundant wildlife in the area is amazing as we have observed moose in the front yard, bears in the street, yard and driveway and foxes everywhere. There is fishing allowed for Warriors Mark residents in the Blue River which are marked and run through the area. Hiking trails are numerous and many are within a very short walk from the front door. The neighbors are wonderful and are always willing to help out with advice and / or recommendations.
The location is a big plus as it is located only a half mile from main street and / or the base of peak 9 which is a short 8-10 minute walk. The peak 9 ski school is fantastic as are all of the restaurants and shopping right at the base. It is also an easy drop off / pick up area if desired. The Summit bus stops within yards of the property, comes around twice an hour and will take you directly to the gondola, other places in Breck and back again.
The house itself has been very well maintained. It has a very efficient use of space with lots of storage and amenities. I redid much of the interiors when I purchased it and added shelves, cabinets, built-ins etc. to make it much more functional and comfortable. It has never been rented and only used by family averaging 6-8 visits a year.
The wonderful mountain home has a total of 4 bedrooms, 4.5 bathrooms. The primary suite is on the main floor with 3 other bedrooms including a bunkroom and two bathrooms on the family room/media room floor. The accessory apartment has 1 bedroom and 1 bathroom.
There is a private paved driveway leading to the heated oversized attached 2 garage with close access to the kitchen.
The cooks kitchen! Higher end appliances, double ovens, granite counters, wood flooring and an open floorplan that connects with the living and dining area for social interaction.
The home includes a fully approved apartment. This has its own private entrance with one bedroom,one bathroom, livingroom plus small kitchen with gas range, oven, dishwasher, granite counters. A great feature for income generation or additional guests.
The home is connected to municipal water, sewer,gas and electricity. Also Xfinity Comcast for high speed connectivity. Featuring gas fireplaces and gas heating system
Riverwood Subdivision is a smaller, and quieter subdivision with just 14 higher end properties set within the Lower Warrior's Mark Neighborhood. The main feature of Riverwood is that it lies directly adjacent to the Blue River and is walking distance to Main Street.
